More Quick Tips for Property Maintenance

Property managers and owners can save themselves a lot of headaches and unnecessary costs by installing a preventive maintenance program.  This would be a program that offers a list of tasks done monthly and consistently to maintain the upkeep of your property.  Such programs include checking fire alarms for battery replacements, changing AC filters, checking stair rails and steps for loss of integrity and slippage, maintaining wall plugs, replacing flickering candescent light bulbs, and stopping those annoying and costly faucet leaks.  I can’t count the number of properties I’ve walked into as a consumer and found faulty air conditioners that didn’t produce cold air or units that had to run longer than normal to cool off a standard size room.  After seeing a consistent pattern in poorly run maintenance departments, I started taking off AC covers to discover that my AC had collected enough dust to pot a plant! 

Another tip to reducing cost, time and energy remains in replacing your standard light bulbs with Energy Star Light Bulbs.  Did you know, if every American home replaced just one light bulb with an ENERGY STAR light, we would save enough energy to light more than 3 million homes for a year, about $700 million in annual energy costs, and prevent 9 billion pounds of greenhouse gas emissions per year, equivalent to the emissions of about 800,000 cars?* I replaced all my hotel rooms with these bulbs and saw maintenance spent less labor time on changing bulbs and more time making more important repairs…I like that!
